    This makes the renovation history of a building important. Even when a property looks modern, older products may still exist in concealed areas. Investigating suspicious materials before demolition begins can reduce the chance of an unexpected discovery after dust and debris have already spread.

    Recognising Materials That May Require Assessment

    Asbestos was historically incorporated into numerous construction products. Potential locations can include cement sheeting, eaves, wall linings, roofing materials, fences, flooring products, and other building components.

    However, appearance is not a reliable identification method. Two visually similar products may have completely different compositions, and assumptions based on colour, texture, or age can be misleading.

    Where uncertainty exists, appropriate assessment and testing may be needed. Sampling should be carried out using suitable methods because breaking off a piece without proper precautions can create unnecessary disturbance. Once results are available, property owners can make informed decisions about the next stage of work.

    Understanding the Difference Between Presence and Disturbance

    Finding asbestos-containing material does not automatically mean that every part of a property needs immediate removal. The condition, location, accessibility, and likelihood of future disturbance can influence how the situation should be managed.

    A material that is damaged or likely to be affected by planned work may require a different response from one that remains undisturbed. Renovation plans are particularly important because a product that is currently intact may become a concern when walls, floors, ceilings, or external structures are altered.

    Professional assessment can help determine the appropriate response. Property owners should avoid making decisions based solely on fear or assumptions and instead focus on the actual material, its condition, and the work being proposed.

    The removal process needs to consider how fibres and debris could move beyond the immediate work zone. Access, ventilation, neighbouring areas, and the type of material involved can all influence the required controls.

    The work area may need to be isolated, and access can be restricted while removal takes place. Equipment, protective clothing, and work methods should suit the specific circumstances.

    Managing Asbestos Waste Correctly

    The removal plan should account for how materials will be taken from the work area to the collection point. Carrying waste through shared spaces without appropriate controls can create unnecessary concerns.

    Property managers, owners corporations, or other relevant parties may also need to be informed depending on the location and nature of the work. Early communication can help prevent access conflicts and scheduling problems.

    By identifying potential concerns early and avoiding unnecessary disturbance, property owners can plan renovations and repairs more effectively while reducing preventable risks to occupants, tradespeople, and surrounding areas.
